Duplex house designs

Duplex houses are domiciles with two entrances separated either by side walls or staircases. A duplex does not have more than two floors or partitions. These houses generally have a hall, kitchen and bedrooms on the ground floor. Master bedrooms with huge socialising places on the upper floor. There is an ocean of options to design the house and make it eye-catching by making the most of the spaces inside. Duplexes may be two-storied houses and not all the two-storied houses are duplex. They have significantly different characteristics in connecting the portions.

Does only a huge space make a great home with aesthetics? It is a big NO. Making the available space a beautiful dwelling is the expertise of an architect. There are various ways to makeover the space with different patterns to bring in more liveliness. Never worry about the space constraints. A subtle nature with minimalistic design is now available.

Need for duplex houses

Despite the luxurious showcase of a duplex house, there are various other unavoidable factors due to which certain houses are supposed to be duplex homes. Choosing the style of a house does not have to depend on only one factor but can be dependent on one prime factor followed by other related features. Let us see the elements of duplex houses one by one.

  • Space constraints – with very little land availability it is very much advisable to construct a two-storied house connected by stairs. Smaller staircases can save more space for the rooms. They require lesser building materials than required for two separate structures. These houses are quite common in densely populated cities where colleges and IT parks are in the vicinity. Demand for affordable temporary housing will be high in these cities.
  • Low cost for first-floor construction – the ground floor construction would have cost extra for the foundation, extended compounds, kitchen and utility. With the already available foundation and a lower floor, raising the upper floor is not a tedious task. It will also cost only half the rate as of the ground floor.
  • Can accommodate more people – for families with multiple generations living in the same compound, duplex houses are a great option. The other portion can be used to accommodate the elders of the house or young adults or college students, not close but close enough so that they have their privacy.
  • Renting out one floor - either the entire building can be rented out to a single tenant or two different portions with separate entrances can also be rented. Or if you like for a short-term tenant, it can be done through a vacation rental site like Airbnb. Being a landowner it is up to their convenience to use one floor and rent the other. This might help them take care of the mortgage if any.

Designing duplex houses

Duplexes are smaller than villas but a notch above them. Interior designs of a duplex are very versatile with creativity and good planning. When the rooms are smaller it is easy to apply the basics for the kitchen, dining area, hall and bedroom. More the space the flow of aesthetics creates an astounding ambience. Some highlights on how to sketch a duplex house irrespective of their size.

  • Mix match the layouts – no written books on the pattern for duplex floor plans. The most important thing is which area is decided to be the most functional area. Generally, the ground floor holds the socialising areas of the house with bedrooms on the other portion. A slight twist on shifting the kitchen, living room, dining hall to the upper part and the lower floor just for the bedrooms and a separate huge hall just for professional conversations. This might sometimes be catchy and unique.
  • Gentle run on the staircase – a distinctive touch in making the staircase a pop out would be another way of engaging the house. It can either be given a contrasting colour of the house or a small garden like presence to make it a soothing climb. The railings can be of glass panelling with a wooden finish. All that people are now interested in keeping the designs simple yet elegant.
  • Tall walls – a huge space always calls for experimentation of displaying a huge-sized decoration piece. Minute art pieces are put together to make a tall wall high décor. A water feature would also make an appealing look.
  • Arch a huge space – when the house is designed to have an open continuous space for the dining area and the living room, a lot of innovative partitions can be presented. A rustic elegance of antique with lights can be used as a partition. An arch can be placed such that it makes another artificial grand entrance to another room from the living room. The spotlights would complement the entrance. So any partition with lights in it is an evergreen grace for the home.
  • Indoor – Outdoor – allowing the natural light inside the house keeps all the functional areas of the house connected. This makes a great welcoming in the house.
  • Grand dining space – not contrasting but a light shade of the wall and the darker dining chairs for caramel coloured table with wooden floors, beige screens and a fancy light would make a perfect dining space.
  • Peace by the pool – private pools are always space for mental relaxation. It can even be a smaller one but with the right lighting and fountain water flow would make it fully functioning. How amazing would it be to host a party by the pool?
